How to submit your planning application

This is general advice and may not apply specifically to your property. For more detailed information on your personal circumstances please contact the Planning Unit on 5772 0333.

In most cases, your rebuild will require a planning permit. We can let you know if your application is on the right track at any time during the planning process and discuss any potential issues or areas of concern.

Before submitting your application:

  • Take photographs of your site and surrounding area.
  • Think about what the opportunities and constraints are on your site.
  • At this early stage, it is also worthwhile talking to your neighbours to find out what they value about their property and why.
  • If you would like to have a pre-application meeting with Council, call 5772 0333 to make an appointment.  We can discuss what initial information you may have already gathered about your site and any thoughts on what you want to do. This will help determine what approvals are needed and whether you will need to seek professional assistance to prepare your application and supporting paperwork.

Application checklist

This is a general checklist and depending on the nature of the application additional information may be requested.

Planning permit applications can be lodged online through the Planning and Building Portal. The following information may need to be included in your planning application:

1) Application fee (This is a statutory fee, based on the estimated cost of development. An invoice will be emailed to you upon receipt of your application.)

2) Full copy of title and title plan, produced in the last 3 months, including any encumbrances (known as instruments) shown on title. A current copy of title can be purchased from Landata.

3) Land Capability Assessment, prepared by a suitably qualified practitioner, in accordance with the Murrindindi Shire Domestic Wastewater Management Plan and the EPA Victoria Guideline for onsite wastewater management.

4) Bushfire Planning Report, (if your property is covered by A Bushfire Management Overlay):

  • A bushfire hazard landscape assessment
  • A bushfire hazard site assessment
  • A bushfire management statement
  • A bushfire management plan

5) Site plan, drawn to scale and fully dimensioned, showing:

  • All property boundaries
  • Location of existing and proposed buildings
  • Setbacks for proposed buildings from at least two boundaries
  • Siting of proposed/existing access points and driveways
  • Proposed earthworks/excavations
  • Location of effluent treatment system including location and area (m2) of absorption field
  • Location of easements, native vegetation, and watercourses (if applicable)
  • Route and method proposed to supply power to buildings: must show all native vegetation within 10 metres of overhead wire.

6) Plans of the proposed dwelling showing:

  • Floor plan
  • Elevations
  • Details of cladding including materials and colours of main external surfaces.
